If your landlord won’t repair something after you have made your request in writing, you can either make the repair yourself or pay someone to do it, then deduct the cost of the repair from your next rent payment.

You can also use this procedure for certain payments that are the landlord’s responsibility such as purchasing a tank of oil because the landlord failed to do so.

Be careful!

You can deduct only as much money as you owe under the terms of your lease.  That is if you have only a month-to-month lease, you can deduct repair expenses equal to one month. Be sure to get receipts for any work and supplies. It is always best to get several estimates if you can.
